MLS HOUSE PHOTOGRAPHY

Interior and exterior still photography for residential MLS listings.

Up to 2,000 sq. ft.: $199 — up to 25 edited images

2,001–3,000 sq. ft.: $249 — up to 35 edited images

3,001–4,000 sq. ft.: $299 — up to 45 edited images

4,001–5,000 sq. ft.: $349 — up to 55 edited images

Over 5,000 sq. ft.: custom quote

Includes MLS-sized and high-resolution JPEG downloads, color and perspective correction. Target delivery: two business days. No 360 images or virtual tours. Twilight: $125 with a booked shoot; community amenities: $75 per location; up to 10 additional property images: $75.

DANCE PHOTOGRAPHY

Every sitting includes 10 selected, edited high-resolution image downloads, basic retouching and permission for personal printing, portfolios, auditions and personal social media.

Studio picture day: $125 per dancer — 15 minutes, one look. Minimum eight prepaid dancers at one location with a shared setup.

Individual sitting: $225 per dancer — 30 minutes, up to two looks.

Extended sitting: $325 per dancer — 60 minutes, up to three looks.

Additional images: $20 each or five for $75. Prints are separate. Outfit changes count toward session time. Target delivery: 10 business days after selections.

WEDDING PHOTOGRAPHY

One photographer, edited high-resolution downloads, a planning call, an online gallery and a personal-use print release.

$350 per hour — three-hour minimum

Three hours: $1,050

Four hours: $1,400

Eight hours: $2,800

Coverage is consecutive. Extra time: $175 per 30 minutes, subject to availability. Target delivery: four to six weeks. Albums, video and a second photographer are not included.

LANDSCAPE & FINE-ART PRINTS

Unframed, open-edition prints for personal display. Prices show lustre photo paper / archival fine-art paper. Sizes in inches.

Resolution, crop and paper availability are confirmed before ordering. Shipping and applicable sales tax are additional. Framing, matting, canvas, metal and custom sizes are quoted separately. Target fulfillment: 10–15 business days after payment and crop approval.

BOOKING & QUESTIONS

Travel within 25 road miles of Garner town center is included for photography sessions. Longer travel, private studio rentals and permits are quoted separately. Final scope, availability and applicable sales tax are confirmed in writing.

Individual dance sittings and weddings require a 25% booking payment credited to the total. Dance balances are due before the sitting; wedding balances are due 14 days before the event. Wedding dates require a signed agreement. MLS payment is due before file release; prints are paid before production.
